For me, Rolling Hills is a tough place to imagine leaving.  Access to the trails and the spaciousness are amazing characteristics that I’ve come to love.  At the same time, many of us travel often and issues of maintenance can be a burden while we’re away from home.  If you’re thinking about downsizing or looking for a great place that will offer you easy access to trails right next to Terranea or the Pacific Ocean, have I got a home for you!

Los Angeles Metro – home prices declined in October – Case Shiller Index as reported by Wall Street Journal

Los Angeles Metro area down 1.5% for home prices compared to prior month; down almost 5% compared to October 2010 – how much lower can we go?  At the same time, consumer confidence is up in December – hopefully this is an indication that we’ll see a turnabout in the economy in 2012!

For folks interested in selling their homes, we are seeing a reduced number of homes on the market – a very good sign.

For folks looking to buy, mortgage rates are amazingly low – fixed rates are hard to beat.  This is the traditionally quiet time of year to be home shopping.

Rolling Hills – Price Reduction – Looking Beyond Sale Price

This Rolling Hills home on Middleridge recently sold for $2,450,000 – a significant reduction from the initial price of $2,695.000. But that’s only part of the story. In addition to the negotiated price reduction, the purchaser received credit at closing. It’s important to consider all aspects of the purchase/sale in negotiations. Sometimes people become fixated on one single element of the discussion and things may come to a deadlock. By considering another aspect of the transaction such as repairs or credits towards closing, both parties may be able to come to an agreement with the sense that they got what is most important to them, while conceding some aspects that may be less important.
