Is now the time to invest in real estate? Are you thinking about short sales?

Real estate short sales can be challenging!

If you are dealing with a short sale you may experience a lot of frustration and delay

In 2011, California Association of Realtors made short sales and distressed properties one of its top priorities. As a result, C.A.R. launched The site not only provides up-to-date information about changes to lenders’ policies, but also serves as a resource for REALTORS® and consumers involved in these challenging transactions.

On the site, visitors will find short sale and distressed properties news, foreclosure timelines, legal Q&As, a short-sale glossary, a discussion forum where REALTORS® can ask questions of other agents, and much more.

32548 Coastsite Drive – Ranch Palos Verdes – an option for Rolling Hills Residents?

For me, Rolling Hills is a tough place to imagine leaving.  Access to the trails and the spaciousness are amazing characteristics that I’ve come to love.  At the same time, many of us travel often and issues of maintenance can be a burden while we’re away from home.  If you’re thinking about downsizing or looking for a great place that will offer you easy access to trails right next to Terranea or the Pacific Ocean, have I got a home for you!

This is a terrific town home and is now on the market for a new, lowered price of $929,000.  This is in a premium development that includes only 20 homes, yet includes a pool, spa and tennis courts.  I’ve gotten to know this home very well during open houses, and it’s got some great features.  Much of the entire first floor could easily be developed into a great HOME THEATRE!  The third floor bedroom could easily be converted into a master suite with spectacular ocean views.

Come by and have a look for yourself!  I’ll be there this Saturday and Sunday from 1-4 PM.  Looking forward to seeing you there!

New lower price for this 2,672 sq foot town home; $929,000

Los Angeles Metro – home prices declined in October – Case Shiller Index as reported by Wall Street Journal

Los Angeles Metro area down 1.5% for home prices compared to prior month; down almost 5% compared to October 2010 – how much lower can we go?  At the same time, consumer confidence is up in December – hopefully this is an indication that we’ll see a turnabout in the economy in 2012!

For folks interested in selling their homes, we are seeing a reduced number of homes on the market – a very good sign.

For folks looking to buy, mortgage rates are amazingly low – fixed rates are hard to beat.  This is the traditionally quiet time of year to be home shopping.

Looks like there are advantages for buyers AND sellers right now.  Give me a call and I’ll be happy to help you sort out and evaluate your options!

Rolling Hills – Price Reduction – Looking Beyond Sale Price

This Rolling Hills home on Middleridge recently sold for $2,450,000 – a significant reduction from the initial price of $2,695.000. But that’s only part of the story. In addition to the negotiated price reduction, the purchaser received credit at closing. It’s important to consider all aspects of the purchase/sale in negotiations. Sometimes people become fixated on one single element of the discussion and things may come to a deadlock. By considering another aspect of the transaction such as repairs or credits towards closing, both parties may be able to come to an agreement with the sense that they got what is most important to them, while conceding some aspects that may be less important. When I purchased my home in Rolling Hills 10 years ago, price was a factor, but I was also concerned about including the appliances since I would be remodeling and did not want to have to purchase new ones right away.

Clint and Mike are experienced negotiators and are prepared to demonstrate how we can help you achieve your goals of buying or selling a home in Rolling Hills. Please give us a call to discuss your goals at 310.426.8811 or send an email to
